The Municipality of Kincardine will be holding an open house to get community feedback on the draft comprehensive zoning bylaw.
Nick Bogaert, who is an associate with MHBC Planning, shared some insights into the proposed new zoning bylaw.
MHBC had a goal when creating the new zoning bylaw, to incorporate direction from the municipality’s Official Plan, as well as the 2020 Provincial Policy Statement.
“Things like accessory buildings, accessory residential uses, parking, putting in mixed-use zones, looking at special provisions, updating mapping,” said Bogaert. “All that really helped to guide our changes we made to the bylaw.”
He shared with council that the new bylaw is more streamlined, and that when the team checked to see how many small changes were made, they were shocked to find out that it was around 10,000 different changes and updates from the previous bylaw document.
Those changes included adding source water protection, building setbacks and heights, parking, and adding clear definitions.
Another new addition to the zoning bylaw includes agriculture on smaller lots.
“Previously, there was just the one agricultural zone and there were some guidance for smaller lots,” Bogaert said. “So now we have a zone for smaller lots and then also a zone for what’s called rural properties. And that’s just based on soil capability.”
A public open house will be held on October 29th at the Municipal Administration Centre, from 2-4 pm and 5-7 pm.
Council will hold a public meeting on November 13th.
