Another 65 homes are proposed at Cobble Beach, but some current residents of the luxury waterfront community have concerns.
Georgian Bluffs council received a report at its meeting on Wednesday about the Phase 3 development at Cobble Beach — known as The Dell.
The new subdivision at Cobble would extend McLeese Drive and include 65 single homes, three open space blocks and a memorial block dedicated to local Indigenous communities in recognition of the history of the land.
Grey County is handling the proposed plan of subdivision for The Dell; Georgian Bluffs has received a zoning by-law amendment application for the project.
Many local residents packed into Georgian Bluffs’ council chambers Wednesday evening to provide comments at a public hearing for the Cobble Beach proposal.
Cobble Beach resident Cindy Shanks told councillors “a number of people have expressed serious concerns about the proposed development.”
“We are not against seeing the land developed,” Shanks says. “But we want to make sure the impact on the residents and the natural environment are properly addressed.”
She says roads, construction traffic, environmental impact, increased density and trail systems are among the concerns of some existing Cobble Beach residents.
Another Cobble Beach resident, Dave Anderson, says construction traffic is and has been “a huge safety concern at Cobble Beach.”
“And the impending heavy construction, air pollution and noise pollution for Phase 3 is a pressing concern to all of us … there is one in-and-out entrance off of Grey Road 1 and the proposed plan for Phase 3 does not include any additional access roads,” Anderson explains.
Shanks relayed some asks the residents are hoping to see altered with the proposal, including a new construction access road to accommodate construction vehicles and an updated environmental impact study.
Planning consultant T.J. Cieciura attended the meeting on behalf of the developer Georgian Villas. He says “we are here to listen and hear what the public has to say.”
“The response to the comments after tonight may result in changes to the plan, or it may not, depending on the nature of the comments received and how the owner and development team decide to proceed,” Cieciura says.
Georgian Bluffs council resolved to receive the report about the proposed Phase 3 development at Cobble Beach for information.
