Meaford is making a zoning amendment to allow for the development of a subdivision.
Council approved adjusting zoning at 412 Miller Street for a minimum 122 unit proposed subdivision during a meeting on April 29.
The proposed subdivision would include a mix of single detached, semi-detached and townhouse units. It would also include a public park, stormwater management facility, a public road, road widening, and daylight triangles.
The application for the proposed development was deemed completed by staff in February, and council needed to made a decision by May 5.
Planner Meredith Gillespie says, “for those community members who feel the proposed density is too high, generally I can say that these lands have been identified for future intensification in development and growth for many years now.”
She adds the Meaford Official Plan identified these lands back in 2005 as an opportunity for future growth.
A public meeting on the proposed subdivision was held in March, and the municipality received a number of letters and comments in response. Some pointed out issues with the single access road from Miller Street to enter the property, while others were concerned about the impact the subdivision will have on existing roads and traffic conditions.
Director of Development Services Robert Voight says, “any discussion that is suggesting that this is some sort of density that is too high for the neighbouring community is completely unfounded.”
A report from Voight adds the Grey County Official Plan predicts the population of Meaford to grow to 13,480 by 2046.
“The provision of a minimum of 122 further units through the proposed subdivision would support Meaford’s current housing needs and anticipated growth,” says the report.
An application for the draft plan of the proposed subdivision to be sent to Grey County is currently under review by Meaford staff.
